Landlords are required by law to ensure:

• That the electrical installation in a rented property is safe when new tenants move in and that the installation is maintained in a safe condition throughout the duration of the tenancy. Although it's not a strict legal requirement, it is recommended that a Periodic Inspection is performed by qualified electricians (i.e. Active Electrical Solutions) at the beginning of the tenancy 

 

• That a House in Multiple Occupation (HMO) has a Periodic Inspection carried out on the property every five years. If the rental property is not an HMO, you are not legally obliged to do this. However, Active Electrical Solutions, as qualified electricians, recommend that a periodic inspection and test is carried out  on all rental properties at least every five years.

• That any appliance provided is safe and has at least the CE marking (which is the manufacturer’s claim that it meets all the aspects of European law). See the PAT Testing page on this website for more information on the testing of appliances by Active Electrical Solutions who are qualified, registered electricians capable of performing these tests.

 

The above are the very basic legal requirements with which landlords must comply. Although regular inspections by qualified electricians are not obligatory (unless the property is an HMO or in Scotland), Active Electrical Solutions recommend that you should regularly perform basic safety checks to make sure everything is in order.
